Why Private Fire Hydrant Inspections Are Required

Municipal fire hydrants (the ones on public streets) are maintained by the local water authority or fire department. Private fire hydrants, however, are the responsibility of the property owner. These are the hydrants located in parking lots, on commercial campuses, around apartment buildings, and on industrial sites.

NFPA 25 (Standard for the Inspection, Testing, and Maintenance of Water-Based Fire Protection Systems) requires that private fire hydrants be inspected annually and flow tested at regular intervals. In addition to the NFPA standard, local fire departments and water authorities in Buffalo, Rochester, and throughout New York State often have their own inspection mandates that property owners must meet.

Failure to maintain private fire hydrants can lead to:

Common Issues Found During Fire Hydrant Inspections

Seized or Stiff Main Valves : When hydrants sit unused for months or years, the main valve can corrode or accumulate mineral scale. A seized valve means the hydrant can’t be opened, which makes it completely useless in a fire emergency.

Low Water Flow or Pressure : Aging water mains, partially closed supply valves, or obstructions in the supply line can reduce the water flow available at the hydrant. If the flow rate falls below the design specification, the hydrant may not deliver enough water for effective firefighting.

Broken or Missing Caps : Nozzle caps protect the hydrant outlets from dirt, debris, and tampering. Missing or broken caps can allow contamination into the hydrant barrel and make it harder for firefighters to make a connection quickly.

Drainage Problems : After a hydrant is used, the barrel must drain completely to prevent standing water from freezing in cold weather. A failed drain valve or blocked drainage system can lead to ice formation inside the barrel, which can crack the hydrant casting and cause serious damage.

Physical Damage : Hydrants in parking lots and along driveways are susceptible to vehicle strikes. Even a minor hit can shift the hydrant off its base, damage the valve stem, or crack the barrel.

Obstructed Access : Overgrown landscaping, snow piling, fencing, or improperly placed dumpsters can block firefighter access to a hydrant. During our inspection, we note any access issues so you can address them before they become a problem.

How Often Do Private Fire Hydrants Need Inspection?

NFPA 25 provides the following minimum frequencies for private fire hydrant inspection, testing, and maintenance:
